We are a regulated and fully licensed member of the Association for Residential Letting Agents (ARLA) and we are also members of the Property Ombudsman for Residential Sales and Lettings.

Our department is headed by Richard Wolff who has worked in the industry since 1997. Richard has gained a wealth of experience over the years in not just letting properties but also the legal and technical aspect of the lettings business.

We offer 3 levels of service:
a Letting Only Service, a Letting & Rent Collection Service and a Letting & Management Service.

Letting Only Service

Upon finding a Tenant who is accepted by the Landlord and who enters into a Tenancy Agreement for all or part of the Property the maximum amount of commission for our Letting Only Service is 9.6% including Vat of the total rent for the first year.

The total amount of commission payable is due at the commencement of the Tenancy and will be deducted from the initial rental payment that is received.

If we are required to hold the Tenant’s deposit then there will be an additional charge of £60 including VAT to cover the cost of registering the deposit with the Tenancy Deposit Scheme.





Letting & Rent Collection Service

Upon finding a Tenant who is accepted by the Landlord and who enters into a Tenancy Agreement for all or part of the Property the maximum amount of commission for our Lettings & Rent Collection Service is 10.8% including VAT of the total rent.

The Letting & Rent Collection fee is collected monthly from the rent. If we are required to hold the Tenant’s deposit then there will be an additional charge of £60 including VAT to cover the cost of registering the deposit with the Tenancy Deposit Scheme.





Letting & Management Service

Upon finding a Tenant who is accepted by the Landlord and who enters into a Tenancy Agreement for all or part of the Property the maximum amount of commission for our Lettings & Management Service is 12% including VAT of the total rent.

The Letting & Management fee is collected monthly from the rent. If we are required to hold the Tenant’s deposit then there will be an additional charge of £60 including VAT to cover the cost of registering the deposit with the Tenancy Deposit Scheme.





Extensions/Renewals

Under the Letting Only Service if the Landlord would like Churchills to deal with any aspect of the extension/renewal a non refundable administration fee will be charged. The charge for this is £660 including VAT.

Under the Letting & Rent Collection Service and the Letting & Management Service Churchills will automatically deal with any extension/renewal on behalf of the Landlord and will continue to charge the same fee on a monthly basis at the same rate.

If we are required to carry on holding the Tenant’s deposit in accordance with the deposit protection regulations then an additional charge of £60 including VAT will apply each and every year until the end of the Tenancy.
